We work from public information: what you do, where you work, the services you offer. You don’t brief us, sit in a discovery workshop, or pay a deposit to find out what we’d do.

You see the finished site
When we get in touch the website already exists. Real pages, your services, your area, with anything we couldn’t know clearly marked. Nothing to imagine, so nothing to argue about.

You decide, once
Keep it or don’t. Keep it and we finish the details, connect your domain and put it live. Walk away and you owe nothing. No phase two, no scope creep, no retainer that quietly renews.

It stays looked after
Hosting, updates, backups and support on a simple monthly plan. That’s maintenance, not marketing — we don’t sell SEO retainers and we don’t bill you for rankings we can’t promise.

Why we build first
Web agencies sell hours. That’s why a simple site takes months and three meetings. F12 sells a finished thing. We build your website up front, from public information, and only talk to you once there’s something real to look at. It removes the risk from your side and the theatre from ours.
What we’re not
Not a custom web shop. We don’t take open briefs, we don’t promise rankings or traffic, and we never dress marketing up as a care plan — SEO, ads and the AI agents are all priced separately and shown separately. Fixed scope, fixed price, fixed timeline on the build itself.
Honesty as a rule
F12 is new. You won’t find invented client logos, borrowed testimonials or “500+ projects delivered” here, because none of it would be true. The proof we care about is the one website that matters to you: yours, already built. When real client work exists, it’ll appear here — and only then.

- Three fixed prices, published in full on this page: £700, £1,500 or £3,000 for the build, plus a care plan from £65 a month. No day rates, no quotes to chase, and the number does not move once you have seen it.
- What if I don't want the site you built?
- Walk away and you owe nothing. We only charge if you decide to keep it and put it live. There is no phase two, no scope creep, and no retainer that quietly renews.
- Do I have to brief you first?
- No. We build from what is already public about your business — what you do, where you work, the services you offer. No discovery workshop, no deposit to find out what we would do, no meeting before there is something real to look at.
- Who owns the domain and the website?
- You do. Your domain is registered in your name, not ours, so nothing is held hostage if you ever want to move it elsewhere.
- What does the monthly fee cover?
- Hosting, updates, backups, support and the AI chat widget. That is maintenance, not marketing. We do sell SEO, ads and AI agents, but every one of them is priced separately and shown separately — nothing marketing-related is ever folded into your monthly, so you can drop any of it without touching the site.
- Can I see your past work?
- F12 is new, so you will not find invented client logos, borrowed testimonials or a projects-delivered figure here — none of it would be true. The proof we can offer is the one site that matters to you: yours, already built, before you pay anything.
